Step two: Specifying the type of property and its facilities. Before anything, you must determine the desired budget and specify the type of property which can be residential, commercial or administrative, and acquire the information on said property. Step three: Obtaining the initial visa and traveling to Spain

Step four: Choosing the property and checking and examining the documents

Step six: Contrato de arras or deposit agreement: after the owner approves the price of the property, the first payment should be done. Step seven: Opening an account and transferring money. In this step, an account must be opened for the buyer to transfer the property amount.

Step Eight: Preparing the documents for the notary and notarizing the property. At this stage, documents, including the buyer’s personal documents and payment receipts, must be submitted to the official registry office, and the property transfer documents must be signed by the buyer and the seller. After the parties sign, the property keys and all the documents will be surrendered to the buyer by the owner after which the buyer can move in effective immediately.

Step nine: Property registration in the notary’s office and title transfer of water, electricity and gas bills. At this stage, the necessary work is done to register the property in the name of the buyer in the notary’s office. This stage takes about 3 to 6 weeks.

Step ten: Applying for a golden visa in Spain. At this stage, all the documents are sent to the immigration office. This process takes about a month to be approved.

Step eleven: Fingerprint registration and receiving the golden visa card. At this stage, the applicant will be required to register fingerprints and after 45 days, the residency card will be received.
